WHAT IS YOUR CANCELLATION POLICY
Please keep in mind our cancellation policy: Deposits are refundable minus a $10 cancellation fee if a reservation is canceled at least 8 days prior to the scheduled arrival date. If you cancel within the week of your arrival you forfeit the deposit amount. No shows will be charged full rental charges for time reserved.
Long Term Rentals Cancelation Policy
Reservations canceled will forfeit the deposit amount, which is 25% of the first month.

Yes, we are pleased to offer the following discounts:
- 10% discount to military.
- 10% discount to Good Sam members.
Please note these discounts only apply to our nightly rates. Weekly and monthly rates are already discounted above 10%.
CAN WE ACCESS TRAILS WITH OUR STREET LEGAL ATVs?
Yes, street legal ATV’s and side-by-sides that are currently registered are legal to leave strait from our resort to access the many miles of dirt roads and trails that are offered in the surrounding areas of beautiful Heber Valley. Please contact the Heber Ranger District for information on all riding trails at 435-654-0470.
DO YOU HAVE A MAXIMUM OCCUPANCY FOR SITES?
Yes, please see below for occupancy limits:
RV sites – 8
Tent sites – 4
Cabins – 6
Apartment – 6
THE RATES ON ALL SITES ARE BASED ON HOW MANY PEOPLE?
2 Guests, kids 9 and under stay free. Extra guests aged 10 and over are $3 per person per day.
ARE THERE ANY VEHICLE RESTRICTIONS?
Only well-kept RVs are allowed in the resort. RVs and vehicles older than the year 2000 must submit a photo for approval. Management has the right to refuse any undesirable RVs. Extra Vehicles are allowed at no cost if they can fit on your site without entering the curb area. No vehicles are allowed on any grass area. Extra parking is available at a daily fee of $3, weekly fee of $10, and monthly fee of $40.
ARE THERE RESTRICTIONS TO THE # OF VEHICLES THAT CAN BE PARKED ON A SITE?
Extra vehicles are permitted if they can fit on your site without entering the curb area, but not on the grass. Extra parking is available at a daily fee of $3, a weekly fee of $10, and a monthly fee of $40.
WHAT TIME CAN I CHECK IN?
Check in starts at 2 PM. Check out is by 12 noon. Please contact the registration office by 10 AM if you’d like to extend your stay. (A day rate may be charged for late departures) Early check ins are welcomed as long as the site is available. Please call the front office the morning of your arrival to see if an early check in is possible.
WHAT DO RENTAL PRICES INCLUDE?
Rental prices include your site, complete hookups, cable & Wi-Fi, pool, spa, exercise room, lounge, athletic courts, children’s playground, pickleball and full bath facilities.
CAN I BRING PETS?
Our resort is pet friendly. Many furry friends have loved playing in our 2 large dog parks!
PET Guidelines:
- Two (2) house pets per site are allowed.
- Pets must be on a leash when outside the tenants unit (this includes cats) and must not be left outside the unit while the owner is absent or left outside at night. Please do not leave pets in your RV unattended.
- Reel leashes are permitted if the pet is kept under control and not allowed on other tenant sites.
- Excrement must be cleaned up immediately and disposed of. Pickup stations are provided throughout the Resort.
- Pets are not allowed in any Resort buildings, pool & spa areas or sport areas. Assistive dogs for disabled persons are allowed.
- Please restrain dogs from barking and disturbing others.
DO YOU HAVE TENT SITES?
We have 4 tent sites that can accommodate tents 10′ x 10′ or smaller. Tents sites have a maximum occupancy of 4 per tent. No pets allowed in tent sites.
TELL ME ABOUT THE CABINS
Our fun rustic cabins are 12’x18′, have two rooms and sleep six. The front room has a queen bed and the back room has two bunk beds. They are heated, have A/C and include a 32″ flat screen TV (over 70 channels), microwave and mini-fridge. No smoking or pets allowed in the cabins 1-3. Cabin 4 does allow pets but no smoking. Mattresses are provided, please bring your own linens.
We now also have 4 deluxe cabins that are 12′ x 24′ (cabins 5 through 8). They have a queen bed in the back room, one bunk bed and one pullout couch. These cabins also have a toilet and small kitchenette with mini fridge, microwave, sink, and cooktop. They are heated, have A/C and include a 32″ flat screen TV as well. No smoking or pets allowed. Mattresses are provided, please bring your own linens.
DO YOU HAVE ROOMS FOR CLUBS, FAMILY REUNIONS AND RALLIES TO MEET?
Yes, the Gathering Hall is a great place to host any club event, family reunion, or party! This spacious and private room can accommodate up to 50 people and has a full kitchen available for use. A 65″ TV with over 140 channels is included. Don’t forget the vaulted ceilings with a beautiful rock fireplace and immediate access to the pool deck. The Club Room is another great place to host your event. This private room can host up to 35 people, has a 60″ TV with all the channels and also has immediate access to the pool deck. Please contact the front desk at 435-657-6100 to reserve these rooms. Reservations are on a first come first serve basis. Both lunch (10:30 AM – 2:30 PM) and dinner (4:30 PM-9:00 PM) time slots are available.
CAN THE PAVILION BE RESERVED?
Yes, this beautiful edifice made of solid wood can be reserved. It seats up to 48 people and has two large briquette barbecue grills available for use. Please contact the front desk to reserve the pavilion. Reservations are on a first come first serve basis. Both lunch (10:30 AM – 2:30 PM) and dinner (4:30 PM-9:00 PM) time slots are available.
